A broker gets paid when a loan funds - usually a percentage of the funded amount, called points. In this model, broker fees start at 2 points and commonly range from 2 to 4 points depending on the deal, lender, and agreement. The math is simple. The pipeline that gets you there is the actual skill.

There is obviously no way to guarantee results. Results are completely dependent upon how many qualified leads you generate, how consistently you follow up, and how your close rate improves. This chart shows a realistic ramp with uneven monthly production.
The wrong question is "how much can I make per deal." The right question is "how many leads, conversations, and submissions do I need to close the next funded loan." In the example above, the broker starts at a 10% close rate, works toward 25%, crosses $100,000 in cumulative gross revenue in month seven, and reaches $262,500 by month twelve.
